A fence may not be built closer than 6 m from the axis of the regulated main excavation road, or closer than 3 m from the axis of other excavation roads. Lepsényben, a Balatontól 6 km-re eladó egy művelés alatt lévő
szántó, belterületi zártkerti övezetben a közkedvelt lepsényi
szőlőhegyen a Zengő dülőben.

Áram kb. 200 méterre van a telektől, vizet kútfúrással
nyerhetünk.

Övezeti besorolás Mk, ennek részleteit a képek között

Kertes mezőgazdasági terület (Mk) 22.§

/1/ Kertes mezőgazdasági terület a vegyes kert-, szőlő-,
gyümölcsgazdálkodást és a pihenést szolgáló Mk jellel
szabályozott mezőgazdasági terület.

/2/ Kertes mezőgazdasági terület övezeteiben elhelyezhető egy
gazdasági épület, amely ideiglenes tartózkodásra is alkalmas
présház és tárolás célját szolgáló épület lehet, elhelyezhető
továbbá legfeljebb 60 m2 terepszint alatti önálló építmény
(pince). Lakóépület és állattartást szolgáló építmény nem
létesíthető.

/3/ Az övezetben az építmény elhelyezés feltételei a következők:
a) a beépíthető telek területe legalább 720 m2 , átlagos
szélessége legalább 9 m, b) telekosztással kialakítható telek
területe legalább 1500 m2 , szélessége legalább 14 m, c) a
beépítési mód: 9-12 m telekszélességig oldalhatáron álló, 12
m-telekszélességtől szabadonálló is lehet, d) a beépítettség
mértéke a telek területének 3%,-a, de legfeljebb 60 m2 lehet, e)
legfeljebb 3,5 m építménymagasságú 35-45º hajlásszögű,
nyeregtetős épületek létesíthetők, f) az épületek oldalhatáron
álló épület esetén 6 m, szabadonálló beépítés esetén legalább 3 m
oldalkert biztosításával létesíthetők. g) Az előkert a
külterületi szabályozási tervlapon szabályozott fő feltáróút
mentén legalább 8 m, egyéb feltáró utak mentén legalább 5
m.

/4/ Kertes mezőgazdasági terület övezeteiben legfeljebb 1,6 m
magas áttört kerítés létesíthető. Kerítést a szabályozott fő
feltáróút tengelyétől 6 m-nél, egyéb feltáróút tengelyétől 3
m-nél közelebb kialakítani nem lehet. A kerítés közterület és a
szomszédos telkek területére nem hajolhat át.

Tulajdoni lap szerinti mérete 1977 m2.

Egy átlagos konyhabútor árából Balaton közeli területhez juthat,
szerintem ne hagyja ki!
