A wonderful, livable home with really low maintenance, in a rural setting, yet in the immediate vicinity of the Buda side. Our semi-detached house is located in a quiet, familiar side street in Üröm. We built it in 2016 and moved into it in 2017. Nearby there is an enclosed playground, a basketball and skateboarding court, and a wonderful football field with artificial grass. The good air is provided by the small forest opposite. The center is only 1 minute by car (kindergarten, nursery school, library, dentist, post office, beautician, barber shop, hairdresser and the József Nádor Primary and Art School, so everything IS). Lidl, Rossman, pharmacy, adult and pediatric doctor's office, nurse service (500m) are a 5-minute walk from the house. The bus stop is 3 minutes away. The Üröm train station is also easily accessible (trains S72/S76 in the direction of Budapest.) The Árpád Bridge is 15 minutes by car. The border of Budapest's 3rd district (Bécsi ú) is 1,800 meters from the house! The gray stone part of the living room can be painted. • Mechanical equipment and furniture are not included in the purchase price (with the exception of built-in furniture). We lived through every minute of the construction, we lived with our hearts and souls, we lived in this house together with our children and our two outdoor cats. Our neighbors are kind and helpful people, we can only say good things about the elementary school. Children were rollerblading and riding bicycles in our street, as if we lived at grandma's house. Csodás, élhető otthon valóban alacsony fenntartással, vidéki környezetben, mégis a budai oldal közvetelen szomszédságában.
Ürömön egy csendes, családias mellékutcában található az ikerházunk, 2016-ben építtettük, 2017-ben költöztünk be. A közelben zárt játszótér, egy kosár- és gördeszkapálya, valamint egy csodás műfüves futballpálya van. A jó levegőt a szemközti kis erdő adja.
A központ csak 1 perc autóval (óvoda, bölcsőde, könyvtár, fogorvos, posta, kozmetikus, barber shop, fodrászat és a József Nádor Általános és Művészeti Iskola, szóval minden IS). A háztól 5 perces sétára van a Lidl, a Rossman, gyógyszertár, felnőtt- és gyerekorvosi rendelő, védőnői szolgálat (500m). A buszmegálló pedig 3 percre. Könnyen elérhető az ürömi vasútállomás is (S72/S76 vonatok Budapest irányába.) Az Árpád-híd 15 perc autóval. A Budapest 3. kerületi határa (Bécsi ú) 1800 méterre van a háztól!

A ház fekvése: dél-keleti, így nagyon napos, világos, hasznos alapterülete: 100,29 nm, a telek 300 nm.
A ház elosztása: Egy előszoba (9,24 nm), egy amerikai konyhás nappali (30,75 nm), 3 hálószoba (egyikhez 2,57 nm gardrób is tartozik 12,84-12,84-12,37 nm), 2 fürdőszoba (egyik 8,5 nm-es kádas és egy 3,5 nm-es zuhanyzós), egy kazán- és mosóhelyiség (3,07 nm), valamint egy közlekedő (4,61 nm).

• A kerítéslapok fából készültek, Milesi festékkel bevonva. Beton alapja még nincs színezve. Az úszókapuban beépített kiskapu is van, NICE motorral.
• Az épület külső falazata POROTHERM K 30 Dryfit klíma téglából épült és 12-cm-es polisztirol lapos hőszigetelő rendszerrel vontuk be. A két ház között SILKA hanggátló tégla van.
• A válaszfalak POROTHERM 10-es NF Dryfix válaszfal téglából készültek.
• A tetőn Mediterran hullámos Zenit cserép van, antracit színben, hófogókkal.
• Kívül-antracit, belül-fehér Hofstadter Trocal PVC nyílászárók vannak „bukó –nyíló” vasalattal, minden ablakon elekromos, antracit színű redőny van, 2 szobán pedig szúnyogháló is.
• A nappaliban és a kádas fürdőben hővédő üvegfólia került az ablakokra.
• Az épület villamos- energia ellátását egy falra telepített 3x16A-es mérőhely biztosítja.
• A nappaliba 5,3 kw-os „Fischer art inverteres“ hűtő-fűtő klímát tettünk.
• Mozgásérzékelős riasztórendszer van a házban, amely biztonsági céghez van bekötve.
• A fűtés-hűtést és a meleg vízellátást egy BAXI Luna Duo Tech Compact 24 kw-os gázkazán generálja.
• Az épület összes helyiségében padlófűtés van, a két fürdőszobában plusz 1-1 db törölközőszárítós radiátorral.
• A bejövő vízre vízlágyító berendezést kötöttünk.
• A gázszámla télen (nov.-dec-januári átlaga) 14.000 Ft, nyáron (máj.-jún.-júl. átlaga) 3.200 Ft. A rezsiszámlák megtekintehetőek egy évre visszamenőleg.
• Sok beépített bútor készült méretre, a házban a natúr, föld színek dominálnak. A nappali szürke kővel kirakott része festhető.
• A gépi berendezések és a bútorok nem tartoznak a vételárba (kivétel a beépített bútorok).
Az építkezés minden percét végigéltük, szívvel-lélekkel laktuk, éltük ezt a házat a gyerekeinkkel és a két kinti cicánkkal együtt. A szomszédaink kedves, segítőkész emberek, az általános iskoláról csak jókat tudunk mondani. Az utcánkban rollereztek, bicajoztak a gyerekek, mintha a nagyinál laktunk volna. A gyerekorvosunkat sohasem cseréljük le! A nagybevásárlások miatt sem kell utaznunk. Valóban jószívvel ajánljuk minden új otthont keresőnek!
