I am offering for sale a detached family house located on a 600 m2 plot in a popular part of the western half of Keszthely, which, based on its size, is suitable for both generations if required. The attic windows are original wood, Velux windows. • Ceramic tiles have been laid in the wet areas of the property and in the kitchen, while some of the rooms have carpet. Eladásra kínálok Keszthely nyugati felének egyik kedvelt részén egy 600 m2-es telken elhelyezkedő önálló családi házat, mely nagyságából kiindulva két generációnak is egyaránt alkalmas igény esetén. Tájolása inkább déli és nyugati, ahol az udvar kap helyet, mely nagyságát nézve kellemes és nem megeröltető ennek gondozása sem.

Fontosabb műszaki jellemzői:


• Telek nagysága 600 m2, az itt található ingatlan 2005-ben épült, melyben az elmúlt évben esztétikai felújításon ment keresztül.
• Az ingatlan lakóterülete úgy néz ki, hogy az össz fűtött lakótér 160m2 + 20m2 fedett terasz és egy egy autónyi garázs, ami kb. 18 m2. A tető 45 fokos, így részlegesen kisebb a felső emeleti netto méretek, ami a tájékoztató alaprajzon található. A jelenlegi árak mellett nagyon előnyös, hogy két lehetőség van a lakóház fűtésére. Minden helységben radiátoros megoldással történik a fűtés.
Itt külön kiemelném, hogy a tető síkját, formáját figyelembe véve itt előnyös lehet solar panelek kiépítésére és akár hőszivattyú beépítésére. Az energetika szerint ezzel már lényegesen jobb kategóriába lehetne sorolni az ingatlant. Jelenlegi besorolás DD, ami teljesen jó, de igény szerint további lehetőségek vannak. Ehhez szükséges 3 fázis megtalálható az ingatlanban.
• Az ablakok két rétegűek fehér műanyag kerettel, melyek védelméről fehér műanyag redőnyök gondoskodnak. A tetőtéri ablakok eredeti fa,Velux ablakok.
• Az ingatlan vizes helységeiben, konyhában kerámia burkolat lett lerakva, míg a szobák egy részében szőnyeg található. Ezek is nemrég történtek.
• Az ingatlan kerítéssel be van kerítve.

Akik esetleg nem ismernék a környéket, elmondanám, hogy Keszthely turisztikai szempontból kiemelendő. Sok turisztikai látványosság megtalálható a környéken. Pl. Festetics kastély, Balaton múzeum, Major múzeum egyéb múzeumok. A Balatonpart kb 5 perc aútóútra érhető el, itt van 3 strandunk is Keszthelyen. Bevásárlási lehetőgég nagyon sok van. Ezek is 5-10 percen belül megtalálhatóak. Iskolák, óvodák 10-15 perces gyaloglással kényelmesen elérhetôek.
