For sale is a 720 m2 building plot in a small town residential area, classified Lk-2-o, in the Balatonszéplak part of Siófok. The maximum permitted level of built-up area: 40% The minimum required level of green space: 20% The maximum permitted building height: 7 m Water is within the plot, all other utilities can be found in the street. According to the Siófok city government decree, the following can be built on the plot: Residential buildings, commercial, service and catering buildings serving the local population, holiday buildings (but only in blocks already formed in this way and with a maximum of six holiday units on one plot), - religious, educational, health and social buildings, - sports buildings, - craft buildings that do not interfere with the intended use of the area, - additional buildings necessary for the intended use of residential or holiday buildings, and exceptionally: accommodation service buildings, administrative buildings, production and gardening buildings, fuel stations and other economic buildings that do not interfere with the intended use of the area. In the case of the “o” type of construction - in newly developed plot blocks, the construction site must be placed next to the boundary line on the N–NE–E side of the plots, - in plot blocks that are already three-quarters built-in, the construction site must be placed on each plot according to the existing conditions, and the orientation of the construction site on the side boundary may, in justified cases, also vary within a plot block (by interposing twin or free-standing construction sites), - next to the boundary line of the construction plots where - without leaving the front garden free, due to the type of construction on the side boundary - the construction site would directly border a public area or a private road, the front garden according to the provisions of Section 38 must be left free.

Siófok város önkormányzati rendelete szerint a telekre építhető:
Lakóépület, a helyi lakosság ellátását szolgáló kereskedelmi, szolgáltató, vendéglátó épületek, üdülőépületek (de csak a már így kialakult tömbökben és egy telken legfeljebb hat üdülőegységgel),
- egyházi, oktatási, egészségügyi, szociális épületek,
- sportépítmények,
- a terület rendeltetésszerű használatát nem zavaró hatású kézműipari épületek,
- a lakó- vagy üdülőépületek rendeltetésszerű használatához szükséges kiegészítő építmények,
valamint kivételesen: szálláshely szolgáltató épületek, igazgatási épületek, termelő kertészeti
építmények, üzemanyagtöltők és a terület rendeltetésszerű használatát nem zavaró hatású egyéb
gazdasági építmények.

Az „o” jelű beépítési mód esetében
- az újonnan kialakított telektömbökben az építési helyet a telkek É–ÉK–K-i oldalon lévő határvonala
mellé kell helyezni,
- a háromnegyed részben már beépült telektömbökben a kialakult állapotoknak megfelelően kell
elhelyezni az építési helyet az egyes telkeken, és az oldalhatáron álló építési hely tájolása indokolt
esetben egy telektömbön belül is váltakozhat (ikresen vagy szabadonállóan elhelyezett építési helyek
közbeiktatásával),
- az építési telkek azon határvonala mellett, amelynél – az előkert szabadon hagyása nélkül, az
oldalhatáron álló beépítési módból adódóan – az építési hely közterülettel vagy magánúttal
közvetlenül határos lenne, a 38. § rendelkezései szerinti előkertet kell szabadon hagyni.
