I am offering for sale a 40 m², 2-room, northeast-facing family house, built on a 953 m² plot, waiting to be completed. The building was built in 2020 on a reinforced concrete foundation, made of 20-cell brick. There are plastic windows and doors all around, with a wooden ceiling, 15 cm glass wool insulation on the roof, and then a LINDAB tile shell. Entering the house, we find ourselves in a living room with an American kitchen, with a spacious room to the left, and a room designed for the bathroom to the right, which now serves as the younger child's room. A wood boiler is responsible for heating. The house is in a semi-finished state, hence the low price. The walls need to be insulated, plastered and painted, in order to have water in the property, a well needs to be drilled and the hot water supply needs to be solved. The water pipes and outlets are built in the property, as is the digester, but the owner is currently using it as a repair pit. The fence does not reach around the entire plot. Currently, water is brought from a well located 500 meters away. The bus stop is also at this distance, from where you can take buses 513 and 514 to Monor, Úri or Sülysáp, BUT there is a separate bus for kindergarteners that also comes up to the house. Gyömrő and Monor can be reached by car within a quarter of an hour, the airport or Budapest is half an hour. I recommend it to anyone who wants a cheap house and has an affinity for finishing it. Megvételre kínálok egy 953 m² telekre épült, 40 m²-es- 2 szobás, északkeleti fekvésű, befejezésre váró családi házat.

Az épületet 2020-ban építették vasbeton alapra, 20-as ikersejt téglából. Körben műanyag nyílászárók találhatóak, fafödémmel, 15 centis üveggyapot szigeteléssel a tetőn, majd LINDAB cserép héjazattal. A házba belépve egy amerikai konyhás nappaliban találjuk magunk, balra egy tágas szobával, jobbra pedig a fürdőszobának tervezett szobát, ami most a kisebbik gyermek szobájául szolgál. A fűtésért egy fa kazán felel.

A ház félkész állapotban található, így az alacsony ár. A falakat szigetelni, vakolni és festeni kell, ahhoz hogy az ingatlanban víz legyen kutat kell fúrni és a melegvíz ellátást is meg kell oldani. A víz csövek és kiállások meg vannak csinálva az ingatlanban, ahogy az emésztő is ki van építve, csak a tulajdonos jelenleg szerelőaknának használja. A kerítés nem ér körbe a teljes telek körül. Jelenleg a vizet egy 500 méterre található kútról hordják.

Szintén ilyen távolságra található a buszmegálló, ahonnan az 513 és 514-es volán járatokkal lehet eljutni Monorra, Úriba vagy Sülysápra, DE az óvodásoknak van külön buszjárat ami feljön értük a házig is. Kocsival Gyömrő és Monor is negyed órán belül elérhető, a reptér vagy Budapest fél óra.
